2024-25 TERMS AND CONDITIONS

We encourage our guests to use our BOOK DIRECT option. It's a great way to eliminate those hefty booking fees!  On average, we estimate our guests save 8% - 15% when they Book Direct.

CLEANING FEE: Our $350 Cleaning Fee is passed directly over to our housekeeping team.

SALES TAX: Florida Sales Tax for our area is 12%.

SECURITY DEPOSIT: Our $500 Security Deposit is fully refundable 24-48 hrs after departure.

PAYMENT TERMS: 50% of the accommodation fee is required to secure your reservation. 

50% of the remaining balance is due 45 days prior to arrival and the rest is due 30 days prior to your arrival date.  

For your protection, all invoicing is processed through PayPal. We do not accept credit cards or personal checks directly.

CANCELLATION POLICY:

100% Cancellation up to 30 days prior to arrival * 50% Cancellation up to 14 days prior to arrival

NOTE: 5% Cancellation Fee applies to Direct Bookings. This is used to offset the payment processing fee charged by PayPal.

JUST FOR YOU: We offer a complimentary reserved Beach Setup Mar-Oct that includes two chairs and one umbrella (a savings of $250+ over a 6-night stay!).
